Why California Crawl Spaces Get Wet

Most California homes built before the 1970s sit on a raised foundation with a vented crawl space. That design assumed dry inland air. On the coast, in the Bay Area, and anywhere the marine layer sits until noon, the vents pull damp air in all morning and the dirt floor adds more from below. The result is a crawl space that reads 70-85% relative humidity from November through May, which is exactly the range where mold grows on joists and subfloor.

Inland it is a different problem. Fresno, Sacramento and the Inland Empire crawl spaces stay dry most of the year, then flood or wick moisture during the two or three big winter storms. A dehumidifier there is insurance for the wet weeks, and a smaller unit is fine.

How to Size It

Manufacturers publish two numbers. The AHAM rating is measured at 80°F and 60% RH and is the honest number. The saturation rating is measured at 90°F and 90% RH and is the number on the box. Size by AHAM.

  • Up to 1,300 sq ft, moderately damp (55-70% RH): 55 pint AHAM
  • 1,300-2,200 sq ft, or wet (70%+ RH, standing water after rain): 70-90 pint AHAM
  • 2,200-3,000 sq ft: 90-120 pint AHAM, or two smaller units at opposite ends

If the crawl space has no vapor barrier, go up one size or, better, lay the barrier first. Bare dirt puts out more water than any unit can keep up with in a wet winter.

What Separates a Crawl Space Unit From a Room Unit

  • Low profile: 12-14 inches tall so it fits between the dirt and the joists
  • Gravity drain or pump: no bucket to empty
  • Auto restart: comes back on after a PG&E outage without anyone crawling in
  • Low-temp operation: hot-gas defrost so it keeps working at 40-50°F, which is what a crawl space runs in January
  • Remote humidistat: you set and read it from the hallway, not the dirt
  • Ducting collars: lets one unit cover an L-shaped or divided crawl space

Drain Line, Pump and Power

The drain is the part that decides where the unit can sit. A gravity drain needs a continuous downhill run to daylight through the foundation vent or stem wall, or to an existing floor drain. If the crawl space is lower than every exit, you need a condensate pump, either built in (the HDi models) or a separate Little Giant pump. Either way the line should be 3/4 inch, sloped, and not left lying on the dirt where it kinks.

Power is a standard 115V outlet. Many crawl spaces have one near the furnace or water heater. If not, an electrician adds a GFCI outlet for $199-$349. Extension cords under a house are not a solution.
