Rain-Season Drainage: Downspouts, Flood Barriers and Pumps That Work

Most winter water problems we see start at a downspout that dumps right at the foundation. Move that water at least 4 to 6 feet away with an extension, or underground to a pop-up emitter, and make sure the soil slopes away from the house. Keep a few water-activated flood bags or sandbags for the doorway that always floods, a small submersible pump for low spots, and battery water alarms in the crawl space and under the water heater.
Why listen to us: Zomg The Handyman crews have done more than 10,000 jobs across all of California since 2009, and every winter the calls change: lights on rooflines in November, cold rooms and dead water heaters in December and January, then leaks, clogged gutters and drafty doors once the storms arrive. This guide is what our installers tell customers before they buy, so the thing you order is the thing that fits your house. The first big storm of the season is when we get the calls: water at the back door, a wet crawl space, a flooded side yard. Most of it traces back to where the roof water goes.

Our Picks
The Order That Fixes Most Houses
- Clean gutters and downspouts so the water goes where it is supposed to. See our gutter guard guide.
- Extend every downspout at least 4 to 6 feet away from the foundation, farther on clay soil and slopes that lean toward the house.
- Check the grade. Soil and mulch should fall away from the house; a common target is about 6 inches of drop over the first 10 feet. Planters and mulch piled against stucco send water in.
- Clear yard drains and catch basins. Leaves plug the grates before the storm, not during it.
- Then think about barriers, pumps and French drains for the spots that still flood.
Sandbags, Flood Bags and Doorways
Many California cities and fire stations give out free sandbags before storm season; check your city's website. Sandbags work but are heavy and messy to store. Water-activated flood bags store flat and are easy to deploy at a door or garage that floods. Neither replaces fixing where the water comes from: if the same doorway floods every storm, the fix is usually a downspout, a clogged yard drain or a patio sloped toward the house.
Crawl Spaces and Leak Alarms
California houses on raised foundations hide water problems in the crawl space until the floor smells musty. Put a battery water alarm on the crawl space floor at its lowest point and one under the water heater. A vapor barrier on the dirt cuts moisture year-round; our crawl space moisture guide goes deeper.

Book a Downspout Extension →Frequently Asked Questions
How far should a downspout drain from the house?
At least 4 to 6 feet from the foundation, and farther on clay soil or when the yard slopes toward the house.
Are buried downspout drains worth it?
Yes where an extension is in the way of a walkway or lawn. Slope the pipe, use smooth-wall pipe where you can, and end in a pop-up emitter on lower ground.
Where can I get sandbags in California?
Many cities and fire stations hand out free sandbags before and during storm season. Check your city or county website.
Do I need a sump pump?
Most California homes do not have a basement, so a permanent sump is rare. A portable submersible pump for a low patio or crawl space access is often enough.
How much does Zomg charge for a downspout extension?
$117 on our booking page; gutter cleaning is $175.50.
