Resin (Lifetime, Keter, Suncast): floor included, no rust, no painting, doors that stay square if the pad is level. Heaviest boxes and the highest price, but the fewest callbacks.
Steel (Arrow): cheapest per square foot and the most storage for the money. No floor, hundreds of self-tapping screws, sharp edges, and panels that oil-can in the wind unless every screw is in. Needs a slab or a floor kit.
Fabric (ShelterLogic): fastest to build and easy to move. Covers last five to eight years in California sun. Anchoring is not optional; an unanchored 12x20 is a kite.
Measure and Check Before You Buy
- The pad. Measure the shed's actual footprint from the manual, not the name. A "10x12" is often 10 ft 2 in by 11 ft 10 in. The pad needs to be that size plus level within a quarter inch across the whole span. Compacted gravel with pavers, a concrete slab, or a plastic grid base all work. Bare dirt does not.
- Clearance. Two feet on every side you will need to reach during assembly, plus door swing in front. Side-yard sheds often fail here.
- Height. Large sheds run 8 to 9 ft at the peak. Check fence height rules and anything overhead: eaves, power drops, tree limbs.
- The permit line. Most California jurisdictions exempt detached accessory structures of 120 square feet or less with no plumbing or electrical. A 10x12 is exactly 120. An 11x18 is 200 and usually needs a permit. Setbacks from the property line still apply either way, and so do HOA rules.
- Delivery path. A large resin shed arrives on a pallet, 400 to 700 lb total. Know where the freight truck can drop it and how the boxes get to the backyard.
Install Difficulty, From the Crew
A large Lifetime or Keter is a solid day for two people who build them regularly: four hours for the floor, walls and roof, plus pad prep if it is not done. A first-timer should plan two days and have a second person for every roof panel. The Arrow steel kit is longer, often two full days, because every panel edge takes a row of screws and the frame has to be square before any of them go in.
Things that stop a build cold: a pad that is not level, missing hardware bags (check the parts count the day the pallet arrives, not the day you start), and wind. We do not set roof panels in gusts over 15 mph.

Anchoring in California Wind
